As we move into 2026, many homeowners are asking a familiar question. Is it better to list in the winter or wait for spring? The answer depends on your goals, pricing strategy, and comfort level with a market that remains softer than many expected, even as interest rates have eased.

Over the past year, we have seen the Sunshine Coast real estate market experience modest price softening and longer selling timelines. Detached home prices declined slightly in 2025 compared to 2024, while sales activity improved marginally but remained well below pandemic era levels. Inventory levels are still relatively elevated for a market of our size, which means if you are a buyer, you have more choice, and if you are a seller, pricing and presentation matter more than ever. This gives buyers more choice and more room to negotiate. While interest rates have come down, this shift alone has not yet been enough to trigger a strong rebound in demand.

Despite lower borrowing costs, we continue to see several factors influencing buyer hesitation. The trade off is lower overall foot traffic and presentation challenges, particularly for outdoor spaces. Spring typically brings more buyer activity, stronger curb appeal, and greater visibility. Homes that show well outdoors often shine at this time of year. However, spring also brings more competition, and pricing sensitivity remains high even during busier months. In both seasons, homes that are priced correctly from the outset and marketed thoughtfully continue to sell, while those that miss the market on price tend to linger regardless of timing.
