April Market Update – Spring Activity Continues to Build

As we move through May, April has provided a clearer view of how the Sunshine Coast market is progressing through the spring season. The past month showed continued growth in both buyer activity and new listings, building on the momentum that began in March while still maintaining a balanced and steady pace.Inventory levels continued to expand throughout April, offering buyers increased choice and flexibility. At the same time, pricing remained competitive relative to neighbouring markets, reinforcing the Sunshine Coast’s appeal for both local buyers and those coming from the Lower Mainland. While activity increased, the market remained measured rather than fast-paced, supporting a sense of stability.

Buyer & Seller Behaviour in April

Through April, buyer engagement strengthened further as more active purchasers entered the market. While confidence continues to build, buyers remain thoughtful and selective, placing strong emphasis on value, condition, and location. Sellers continued to respond with additional inventory, contributing to a more robust spring market. However, pricing strategy remains critical. Homes that are well-presented and priced in line with current market conditions are seeing consistent interest, while those priced above market expectations are still experiencing longer days on market.

Choosing When to List

Looking back at April, it offered sellers a valuable window to capitalize on increasing spring activity while still avoiding the peak levels of competition typically seen later in the season. As we move further into May and early summer, more listings are expected to come online. While this increases overall exposure and buyer traffic, it also creates more competition among sellers.
